About the Role

The Billing, QS, and Estimator will be responsible for the end-to-end financial management of construction projects. This includes initial cost estimation and feasibility, rigorous quantity surveying during the build, and the meticulous management of contractor billing and final accounts.

Key Responsibilities

  • Analyze architectural drawings and specifications to provide reliable cost estimates for upcoming projects
  • Prepare detailed Bill of Quantities (BOQ) and Rate Analysis for all civil, finishing, and MEP works
  • Perform value engineering to identify cost-saving opportunities without compromising quality
  • Conduct regular on-site measurements to verify work completed against the proposed plans
  • Monitor material consumption and wastage to ensure efficiency and prevent "leakage" of resources
  • Update the cost database regularly to reflect market fluctuations in material and labor rates
  • Prepare & Scrutinize and certify Contractor/Vendor bills (RA bills and Final bills) based on actual site measurements
  • Manage "Extra Items" or "Variation Orders," ensuring they are documented, justified, and priced fairly
  • Maintain a clear track of advances, retentions, and recoveries from contractors
  • Co-ordinate with the site engineering team to ensure that billed work meets the specified quality standards
  • Reconcile theoretical material consumption (based on drawings) against actual site issuance

Requirements

  • Bachelor's degree in Civil Engineering or Construction Management (specialized certification in Quantity Surveying is a major plus)
  • 5–8 years of experience in real estate construction (Residential/Commercial/High-rise)
  • Advanced Excel proficiency (for complex formulas and trackers)
  • AutoCAD skills (for measurement verification)
  • Experience with ERP Software (e.g., Farvision / 4QT, Tally)
  • The "Eagle Eye": An obsession with detail—missing a single decimal point can cost millions
  • High ethical standards when dealing with vendors and certifying payments
  • Strong negotiation skills: Ability to be firm but fair during rate negotiations and bill settlements
  • Analytical thinking: Able to spot trends in material costs and predict potential budget overruns
